Interior Window Repairs - Complete
Description:
Existing double-hung windows will be disassembled, and new spring balances will be installed. Top sashes will be permanently secured. In addition, permanent stops will be fitted to lower sashes, to bring the North Avenue Apartments into full compliance with campus-wide safety and security standards. This means windows will not open past 4 inches, to prevent people from falling out. These stops are considered safety equipment and any disabling or removing of the stops will be a judicial infraction.
This work will be performed from the interior of the window and access to the unit will be required.
Schedule:
The work has been completed in all rooms and the punch list is also complete. Gilbane would like to thank all students for their patience during this necessary improvement to the North Avenue campus.
Window Work at Unit Interiors Protocol
Protocol for Notifying Students of Anticipated Work:
- Gilbane provides written notification to GT Housing that access to a room will be required. This is provided by e-mail at least 72 hours in advance.
- GT Housing sends notification to student that access to the room will be needed by the following means: Post a flyer on apartment entry doors 72 hours prior to entry that states date and purpose of visit as well as time frame of visit.
Safety Protocol - Building Access:
- Gilbane staff have buzz card access to the interior of the building, along with a selected number of subcontractor superintendents who are performing work at the interior of the buildings.
- Sub-contractors working on projects at the exterior of the property do not have access to the building interior.
Safety Protocol - Entering Female Student's Rooms:
If a FEMALE student's room will be entered, the following protocol will be followed:
- A female GT Housing staff person will accompany Gilbane to the unit. Housing will knock on entry door once waiting for a response. Housing will knock again and will wait for response and this time announce "GT Housing Keying In". If no response, GT staff opens the entry door and all bedroom doors and checks bathrooms for occupants.
- Housing advises any students present that the construction workers will be entering the unit to perform work.
- Construction crews will wait in the hall until Housing advises that the unit is cleared for entry.
- Gilbane's superintendent is present for the entire duration that construction crew is in the unit.
- The entry door to each apartment shall be "propped" open anytime Gilbane is working in the apartment.
- Gilbane's superintendent keeps a log of all activity in the unit, people entering or leaving the unit, and GT Housing staff signs log when work is complete.
- Prior to departing, construction crew vacuums all floor areas that are clear and cleans up any construction debris from work completed.
- Construction crew and Gilbane superintendent leave the unit and lock all bedroom doors and the unit entry door.
- Housing hang tag is left on the entry door to notify students that workers have been in the room.
Construction Crew Conduct Instructions:
- Working hours for unit interiors are 9:00 a.m. - 5:00 p.m., M-F.
- Do not speak to students.
- Do not use toilets in the units. Workers working in the units are permitted to use first floor common area toilets only.
- Do not sit on furniture.
- Breaks are not to be taken inside the building or in exterior student common areas.
- All tools and other materials required to do work shall be stored in the hallway outside of the apartment.
- Free and clear access to all rooms of each apartment shall be maintained at all times.
- The entry door to each apartment shall be "propped" open anytime Gilbane is working in the apartment.
- Do not touch or move any personal belongings in the apartments. If furniture, pictures, curtains, or any other personal effects need to be moved in order to perform work, the student shall be required to perform this work.
- Do not use any of the appliances or fixtures in the apartments, such as sinks, bath tubs or other devices. All paint brushes etc. shall be cleaned out in either the janitors closet located on each floor or in the Gilbane Office.
Reporting Concerns:
- Each construction employee has a hard hat sticker with a four digit number. If students need to report an issue to their Resident Advisor, they should make a note of the hard hat number of the employee involved.
North Avenue Apartments - Work Order Requests
Work Order Request:
- When students log into the Housing webpage and request work to be completed in their apartment, the student is authorizing entry into the apartment. Notification is not required.
- If the work is a result of construction activities by Gilbane, the procedures outlined above will be followed.
